Why do Student Cribs hold open days?
We like to make the letting process efficient for you and painless for our current tenants (it could be you next year). We also need to ensure we let the houses well for our investors. As a result we host open days in order to show around prospective tenants on one day, so the current tenants are not repeatedly disrupted by groups of people viewing their house. These open days give everyone an opportunity to look around our houses before they are snatched off the market.
Why do I need to have a Guarantor?
A guarantor (usually a parent or guardian) agrees to pay your rent if you are unable to. Due to a student's age and employment status, we require a guarantor for all tenants. This is standard practice with student rental properties.
Why do I have to pay a deposit?
Deposits are usually the equivalent of 5 weeks rent. They are collected from all tenants to ensure that the property will be well looked after while they are living there. Student Cribs will thoroughly inspect properties at the beginning of a tenancy, completing an inventory which will be signed by a Student Cribs representative and the tenants. When it comes to moving out, the house will be inspected again. We used to hear bad things about landlords who unfairly held onto deposits, so we think it is in our interest to return them quickly when you move out. You can make it easy for us by ensuring the house is in the same condition as when the tenancy begun (allowing for reasonable wear and tear), all utility bills are settled and all rent is paid.
What happens if something breaks or is faulty in the property?
We understand that things break. We ask all tenants to inform us of any problems, breakages or faults as soon as they are discovered. Reports are preferred by e-mail, so we have them in writing, but tenants can also report problems by phone, particularly in an emergency. We have a trusted maintenance team in every city and endeavour to get any faults repaired as quickly as possible.
Are Student Cribs houses energy efficient?
Student Cribs aims to make its houses as energy efficient as possible. Most houses have double glazing throughout. All Student Cribs have new boilers (purchased within the last 5 years). All major appliances carry a grade A or B energy efficiency rating. All Student Cribs have been professionally tested for their energy efficiency. Certificates and efficiency scores are available on request.
How long are your contracts?
Our tenancies run for 12 months: July 1st – June 30th. The only exception to this occurs if Student Cribs has recently purchased a property and plans a renovation during the summer break. If we are offering a tenancy for less than 12 months, the dates will be published on the property page.
Are Student Cribs houses safe?
All Student Cribs are HMO compliant and all have been inspected by the relevant councils. Gas tests are performed annually and electrical tests are performed every 5 years. Up to date certificates are available to view for all properties upon request.
How do I collect my keys?
Keys are available from 3pm on the first day of the tenancy. There will be a Student Cribs representative available in each city to hand over the keys after 3pm on the first day. After this date, keys will be sent by registered post to the head tenant's home address.
What is insured by the landlord?
The landlord has insured the following:
- Material damage to the building: fire, lightening, flood and accidental damage (subject to exclusions).
- The landlord’s fittings and contents.
Exclusions apply when the property is unoccupied: please notify us if the house is going to be empty for 30 or more consecutive days.
What happens if I lose my keys or they get stolen?
Student Cribs will issue a new key. The cost of the replacement will be passed onto the tenant.
What happens at the end of the tenancy?
Tenancies end at 9am on the final date of the tenancy agreement. Houses need to be clean and clear of all tenants’ belongings and rubbish by this time. Tenants are expected to leave their property as they received it. We can recommend local cleaning companies that can help you. If the property is not clean and free of rubbish when Student Cribs inspect it then a charge will be deducted from the group’s deposit. A Student Cribs representative will be available to collect keys on the changeover day.
